What to Expect from Your First Mortgage Meeting (And What to Bring)

If you’re buying your first home, chances are you’re feeling a mix of excitement and anxiety, especially when it comes to your first meeting with a mortgage loan officer. Don’t worry, it’s not a test, it’s a conversation to help you get financially prepared to buy a home.

As a mortgage loan officer based in Central Texas, I help buyers navigate this first step. Here’s what you can expect and how to come prepared.

1.      It’s a Conversation, not a Commitment

Your first mortgage meeting is simply an opportunity to explore your options. You’re not locking into or committing to anything.

What We’ll Discuss:

  • Your homeownership goals and objectives

  • Your budget and desired monthly payment

  • Your employment and income history

  • Any questions and/or concerns you have (credit, down payment, etc.)

Come with an open mind and any questions at all you might have, and we’ll walk through everything together.

2. What Documents to Bring

Although the documents are not required until an application is submitted, bringing a few basic documents will make your meeting more productive especially if a pre-approval letter will be issued:

  • Government-issued photo ID (like a driver’s license)

  • Recent pay stubs (last 30 days)

  • W-2s and/or tax returns (last 2 years)

  • Bank statements (last 2 months)

  • List of debts (credit cards, auto loans, etc.)

If you’re self-employed, you will need 2 years of business tax returns and a year-to-date profit & loss statement.

2.      We’ll Talk About Loan Options

 You don’t need to know the difference between FHA, VA, or Conventional loans as I’ll help with that! We’ll explore the options you may qualify for, and discuss:

  • Minimum down payment requirements for each type of loan

  • Monthly payment estimates

  • Whether down payment assistance might be available

At the end of our meeting, you’ll receive a personalized mortgage plan strategy that is not a one-size-fits-all, but rather personalized to your homeownership and financial goals.

3.      Credit Scores are Important, but They Don’t Have to Be Perfect

We’ll review your credit score and how it impacts your loan options. If your score needs improvement, I will walk you through the steps needed to raise it higher.

Many of my clients qualify with scores in the 600s, and I often offer free credit coaching to help you get there.

4.      You’ll Walk Away With a Plan

By the end of our meeting, you’ll know:

  • What price range makes sense for your budget

  • What loan programs you qualify for

  • What documents (if any) are still needed

  • What steps to take next

Even if you’re not ready to buy at the moment, we can map out a clear path forward so you know exactly what to do when you are ready.
