Here’s exactly what you’ll need—no fluff, just facts.

1. Proof of Income

Lenders need to verify your income to ensure you can repay the loan. This includes:

  • Your two most recent pay stubs

  • W-2s or 1099s from the last two years

  • Tax returns (especially if you're self-employed)

  • Additional income (alimony, side business, rental income)

2. Employment Verification

We'll confirm you’re employed (or self-employed) and that your income is stable. You may need:

  • Employer contact info

  • Proof of business ownership if self-employed

  • Profit & loss statements

3. Credit History & Score

Most lenders require a credit score of at least 620, but higher scores can get better rates.

  • Credit score

  • Any late payments, collections, or bankruptcies

  • Debt-to-income (DTI) ratio (A lower DTI = stronger approval chances)

4. Asset Verification
